How it works

EMI = P · r · (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where r = annual rate ÷ 12

  1. Convert the annual interest rate to a monthly rate (annual ÷ 12 ÷ 100).
  2. Compute (1 + monthly rate) raised to the number of months.
  3. Apply the standard EMI formula to get the fixed monthly payment.
  4. Multiply the monthly payment by the number of months to get the total paid.
  5. Subtract the loan amount from the total paid to get the total interest.

Is this the same as what banks quote?

This is the standard equated monthly instalment (EMI) formula that most Philippine banks use for amortising loans. Actual quotes can differ because of fees, insurance, add-on interest, or a different compounding assumption. Always confirm the exact schedule with your lender.

Does it include processing fees or insurance?

No. It only computes the interest and principal portion. Add processing fees, documentary stamps, and mortgage redemption insurance separately when budgeting.

What term should I use for a home loan?
